Research
Legal research with sources, not with assumptions
Fast for quick answers, Deep Agent for thorough research. Every statement proven with statutory article and court decision.
Fast and Deep Agent
Two modes, one source collection.
Fast provides a sourced answer to clear legal questions in around 15 seconds. Deep Agent researches iteratively like a lawyer: it uses tools and sources, checks new findings and refines its interpretation. Following the hermeneutic circle, it repeatedly relates individual provisions to the broader legal context.

Deep Agent: research, verify and explore iteratively

I understand that you want to know whether and under what conditions a landlord may terminate a tenancy for personal use under Swiss law, and how you can challenge it.
The initial research shows that an ordinary termination generally requires no particular reason, but residential and commercial tenants can challenge it for being contrary to good faith. I now examine the case law and commentaries on the key provisions more closely.
The available sources largely suffice for the basic answer, but I will check the relevant commentary on Art. 271 CO for the precise issues of justification, evidence and an extension of the tenancy.
The legal framework is now largely clear. I will also check whether the Library contains guidance from comparable matters. For current information on proceedings before the conciliation authority, I will consult web sources.

More than text search.
During the research, the agent calls up tools and shows each step: deadline calculator, Zefix commercial register, web search and Orell-Füssli commentaries. You see what was checked before you read the answer.
